Sliding Window Problems We Fix
Sliding windows are mechanically simple but they fail in predictable ways. The most common issue we see — especially in Southern California's climate — is roller wear. Aluminum oxide from the track builds up inside the roller housing, the wheels flatten or crack, and the sash starts to drag or jam completely. The fix is straightforward: we pull the sash, swap the rollers, clean the track, and you have a window that glides again.
The second most common call is broken glass — a rock from a lawnmower, a baseball, or a thermal stress crack. If your frame is good, we replace just the glass unit. For dual-pane sliding windows, we cut a new IGU (insulating glass unit) to the sash dimensions, glaze it in, and reinstall. Your frame and track stay untouched.
Foggy or cloudy glass between the panes means your IGU seal has failed — moisture got in. Same solution: new IGU, same frame. This is far cheaper than full window replacement and often done same-day once we have the glass in hand.
